Thank you for enquiring about our student properties, we are very flexible on viewing our properties - daytime, evenings and weekends are no problem. We give our tenants 24 hours notice before viewing. We live locally and manage all viewings, maintenance and properties ourselves.
If your group becomes a different number you are more than welcome to view other properties some tenants take properties next door to each other e.g. 6 persons they may take a 4 and a 2 bedroom houses. |

Question: I have watched the video/s and viewed a property, I want to go ahead and sign up for a tenancy what should I do?
Answer: We ask for all details of each tenant to be sent on one document via email this is so we can create a Tenancy Agreement. We also ask for a Holding Deposit for each tenant to be paid – see below.
Information we need:
• Each tenant’s name,
• Home address (parents usually)
• Email address
• Student ID number
• Mobile number
• Guarantor Details: Name, Address, Email, Mobile
• Next of kin details: Name, Address, Email, Mobile and Landline number for emergencies.
Tenancy Agreement: It is really important that you read and understand the terms and conditions of the Tenancy Agreement before signing it. It is a legally binding document. A co-coordinator at Student Services on the University Campus can also help go through this with you if needed. We have a sample Tenancy available for you to read through – please just ask!
Question: Why do you require a Guarantor?
Answer: We ask all of our tenants to provide a UK based guarantor. This is someone who will guarantee to pay your rent stated in your Tenancy Agreement (and Guarantor Agreement) should you be unable to do so (Guarantor is usually a parent or a close relative). This protects the tenants as well as us. You are on an individual Tenancy – this will be your rent only, you are not liable to pay anyone else’s.
Question: What other payments/charges are payable?
Answer:
Holding Deposit to be paid by each tenant: This deposit is to save the property while paperwork is signed this is refundable* and will be deducted from your first rent payment. *Please note; Your holding fee will be retained if you supply false and/or misleading information which reasonably affects our decision to let the property to you, you fail the Right to Rent check, withdraw from this proposed Tenancy Agreement or fail to take reasonable steps to enter this Tenancy Agreement within the Deadline for Agreement.
Deadline for Agreement is 7 days after the holding deposit is received – Signed Tenancies, Completed Guarantors, Right to Rent documents need to be received by Rent in West Bridgford Ltd within this time frame.
Security deposit: to be paid by each tenant protected with the DPS.
The deposit amount paid is refundable at the end of the tenancy in line with the stipulations of the Tenancy Agreement, providing the house is left in the same condition it was in when you moved in and you have not generated any additional charges.
Question: Do you protect my deposit in one of the government schemes?
Answer: Yes, in line with current legislation we protect all deposits with a government approved Deposit Protection Scheme. You are provided with deposit scheme certificate, this will be emailed to you within 14 days of paying the full deposit amount. This information can be found in the Tenancy Agreement.
Question: Do I have to pay council tax?
Answer: As a student you are exempt from council tax, if at any time during the tenancy one or more of you ceases to be a student then the council tax will become payable and will be the responsibility of the tenants as per the Tenancy Agreement. A council tax exemption form must be completed by ALL tenants.
Question: My parents have some questions about the tenancy and how it works, is there anyone they can speak to?
Answer: If you or your parents have any questions at any time you can either email these to us at [email protected] or call 07960 44 28 66. We understand that this can sometimes be a worrying time for parents and students alike therefore we are always happy to help with any questions you may have either before or during your tenancy.
Question: How do you collect the rent?
Answer: Rent is paid in 4 instalments, with the first instalment due on 1st August and three subsequent payments on a termly basis. For the academic year these will be 1st October, 1st January and the 1st April. Payments are made by you via internet banking. Bank details will be provided to you. Please note that the dates for rent payment are given before the student loan dates are released. We do take the student loan dates into consideration and will expect payment on these dates.
Question: What about utilities?
Answer: A quick guide to utilities and utility billing:
Exclusive: An Exclusive Tenancy is for Rent ONLY: Utilities are not included and you will need to source utility provider/s.
Inclusive: Inclusive prices are advertised as an example only, this is to give you an idea of how much you’ll pay a week for rent and bills. The Tenancy is typed and signed as Exclusive (rent only) and any utility packages are set up and paid directly to the provider (separate to the rent).
Due to data protection we do not and cannot get involved in utilities, you must speak to the provider/s yourselves as tenants of the property.
Most student packages include: TV licence, Internet, gas, electric and water for a weekly price. Please see each providers’ terms and conditions on their website.
